Creation of a design project.
The design project is the main document from which all other processes and documents related to construction and repair arise. In the design project, we work out in detail the plans, drawings and estimates necessary for the construction. The plans contain the dimensions and location of new walls, the location of furniture, plumbing fixtures, doorways, fixtures, sockets, ventilation and heating fixtures, and much more. Coordination of construction works.
This direct communication and participation in solving problems and issues with builders that arise throughout the repair on a daily basis. Many issues during repairs require solutions right on the spot, at the construction site. We have extensive experience in conducting construction work (both our own facilities and client ones) and this allows us to solve many issues immediately. Another part of the issues requires the participation of the customer, in order to solve them on their own, the customer will need to be constantly present at the construction site, communicate with the builders and understand the essence of the problem, all these are not trivial tasks. We delve into the essence of the issue, discuss the solution options with the builders in advance, prepare an understandable video for the customer, in which we indicate the problem, possible solutions, and our recommendations. Thus, the customer controls the progress of work remotely and efficiently.
Architectural supervision.
This is a check of the compliance of the work done with what is indicated in the design project. This check occurs throughout the repair, usually at the end of key stages. When discrepancies are found, we either directly inform the builders about the problem and they solve it, or report the discrepancy to the customer. As an example, this check relates to the number and location of electrical outlets, the correct color and finish material, etc.
Photo and Video reports.
With a certain interval, we shoot photos and videos of the construction site for the customer. Thanks to this, the customer can control the progress of work without being present on site.
Property management during renovation.
Real estate requires management, including while renovations are in progress. Issues such as connecting gas, internet, water, coordinating with the administrator of the house the work to bring the pipe from the new boiler to the roof are not the responsibility of builders, architects and designers. Therefore, our team has a professional property manager with experience in real estate management in Italy.
Obtaining a work permit.
This is a bureaucratic procedure, which is mandatory in order to start renovation work in Italy. Only an accredited technician can obtain a work permit, for which he must apply to the local municipality and provide there cadastral drawings describing the changes that the property owner is going to make during the renovation process. The process includes creating a set of cadastral drawings based on the design of the project, communicating with the municipality, submitting changes if they have occurred after the start of work, submitting and receiving documents on completion of work. Our team has an accredited technician with whom we have been successfully cooperating for a long time.
Direttore di lavoro.
This is another bureaucratic procedure that is mandatory in Italy for all repairs. From the name it follows that this is the director of works, they can only be an accredited specialist. According to the meaning of the word, the director of works should perform the functions described in the paragraphs "coordination of construction work" and "Architectural supervision", but in practice it all comes down to a formal presence and filling out reports. However, this is a mandatory procedure, so there is such a person in our team. It is very good when you have your own director of works, because he is responsible for the order at the construction site and any director from outside, if even minor flaws are found, will immediately stop the construction and create problems. At the same time, violations can be minor or completely far-fetched, for example, a worker who does not wear a helmet can lead to a stop. In our case, the builders have already worked together with the director of works, which allows them to work more efficiently and comply with all the rules.
Turnkey repair.
Performed by our trusted builders, this is an official construction company registered in Italy, with Russian-Italian speaking workers. They perform all work officially, with the conclusion of contracts, invoicing. For each object, an insurance policy on liability to third parties will be issued, which is very important for the customer.
The customer communicates and negotiates directly with the construction company. Discusses the terms and price, the contract is concluded. It is very important that you, as a customer, can get to know each other personally and find out the prices directly.
Turnkey repair includes: dismantling (if necessary), installation of new walls (if necessary), replacement of communications, heating radiators, replacement of the boiler and water supply manifolds (boiler included in the price), replacement of electrics (sockets and switches included in the price are standard, without a smart home), replacement of the flooring (finishing material included in the price), plastering and painting of the walls, purchase and installation of sanitary appliances.
