An unusual property located on the top two floors of the building. The initial configuration can be seen on the plan below. Some features of the initial planning made it possible to divide the property into three independent apartments. This, in turn, allowed to significantly increase the profitability of the entire facility.
The total area of the entire object is 125 m2. After reconstruction, the area is divided into two apartments of 30 m2 and one spacious apartment of 65 m2 located on two floors.

The property is located in down town, in a small residential complex with its own infrastructure inside, not far from a major metropolis. Remoteness from a major city, combined with convenient infrastructure and the ability to quickly get to the city, make this place attractive and in demand for rent.
It is important that legally, in the state registration system, the entire object is still one. But the new planning solution allows it to be used as several separate apartments. All three apartments can be rented and generate income, or various unique combinations are possible.
The financial attractiveness of the property after reconstruction is expressed in many individual factors, each of which is not very significant, but taken together they have made an ordinary property a unique offer on the market.
The owner will be able to live in a comfortable and unique duplex. And at the same time have additional income from renting two other apartments. Or this income can offset mortgage payments.

For example, this property can now be bought by someone who expected to buy an apartment of about 70 m2. The income from the two apartments will allow him to offset his mortgage payments, which means he can take out a larger loan and eventually buy this 120 m2 property.
The total income from renting 3 apartments exceeds the income that one large apartment could bring.
Rent allows you to amortize the costs incurred for the reconstruction. A beautiful style that does not become outdated over the years allows the sale of the object after a significant lease period, this of course increases the profitability of the entire investment. If you sell the property immediately after the new reconstruction, its price will not be much higher than what it will be, for example, in 5 years. Quality materials and good style will keep the presentation. And the income from 5 years of rent will greatly exceed the amount of any discount that may be for not a new condition.
A well-thought-out design solution leaves the possibility to combine three apartments into one again, simply by opening special hidden doors. The apartments are separated by special hidden soundproof doors. The owner can connect or separate apartments at any time. This unique opportunity solves ordinary life situations, such as the birth of children, or living together with relatives when necessary.
