Design project is the most important document for your property
In this article, we will tell you why design project is the most important document for your property.
Design project is the main document from which all other processes and documents related to construction and repair are derived.
From the design of the project originate:
Cadastral drawings, which are prepared by a technician for obtaining a building permit in the local municipality. To prepare cadastral drawings, a technician must understand the location of walls, the configuration of rooms, the number and location of electrical and plumbing fixtures, and other details. All this he takes from the design of the project. If there is no project, then the technician takes all the information from the customer's words, and for the most part performs drawings based on his vision, worldview, and beliefs, which has a very negative effect on the result.
Engineering calculations. They are made by architects and engineers. They are not always needed, as a rule, such calculations are needed if load-bearing structures are affected, or new structures are being erected. Engineers take all the information from the design of the project. For example, the distance between the columns depends on the furniture that will be located between them, the location of the pool on the geography of the site, walking routes, landscape planning in the design project. If there is no project design, then all information will be taken from the words of the customer and from the cadastral drawings that the technician performed as he saw fit. As a result, the kitchen will not fit between the columns, and the pool will be in the middle of the site on the aisle.
Preventives. These are documents in which contractors offer the customer the cost for which they are ready to implement the work or part of the work. Contractors take all the necessary information from the design of the project. If not, then the information will be taken from the cadastral drawings and engineering calculations, but this is not complete information. The contractor does not understand what class the finishing materials have, the number of decorative elements, the class of interior items - heating radiators, washbasins, electrical outlets and automation. Therefore, without a design project, contractors will try to say the cost is higher, because they do not know exactly what the customer wants in the end.
Invoices for the purchase of materials. These documents are compiled by the supplier based on the project design. If there is no project, then the supplier will strive to include in the invoice as much as possible profitable goods for him in large quantities, for example, more expensive sockets, or parquet. And if the customer instructs the supplier to immediately reduce the cost of the invoice to an acceptable one, then he risks receiving goods of the worst quality.
Construction supervision reports. These reports are generated by comparing what is happening on the construction site with the design project and identifying the difference. If there is no project design, then when checking, there is no way to determine whether everything is going right or not, because there is nothing to compare with, since you do not know the final final result. For example, where the water outlets will ultimately be, a shower cabin is installed, what kind of cabin it will be, with what kind of opening, with or without glass ... .. all this remains until the final result is not clear and beyond the control of the scale of the construction.
